We set a yearly budget for the block, invoice each leaseholder their share and keep the money in its own account.

We arrange cover for the structure, place it with a broker and handle any claim from start to finish.

We send trusted local trades to the door entry, stairwell lighting, guttering and shared drains, and check the work is done.

We keep the shared garden, bin store and hallways tidy through regular visits from contractors who know the area.

We prepare the yearly service charge accounts, hold the company records and answer leaseholder questions by phone or email.

What we do not do

Work we are not able to take on

01We do not manage holiday lets, short-term rentals or serviced apartments, as our systems are built for long leasehold blocks.
02We do not take on commercial buildings, retail units or offices, because our insurance and budgeting work is set up for residential property.
03We do not act as a letting agent, find tenants for flats or collect rent on behalf of individual landlords.
04We do not cover blocks outside a reasonable drive of Totnes, as we visit each site ourselves.

How a job runs

We read the lease, the last set of accounts and any current maintenance contracts.

We set out in writing what we will manage and what the yearly fee will be.
